What You Need to Do to Get Paid

To get paid from the Rudeen Management Company settlement:

Automatic Payment — No Claim Required

  1. This settlement uses automatic distribution. If you are a confirmed class member and do not exclude yourself from the settlement by May 29, 2026, you will receive a payment automatically.
  2. Payments will be sent electronically or by mail from the Rudeen Settlement Administrator within 60 days of the Court entering a final approval order, assuming no appeals follow the July 31, 2026 Fairness Hearing.
  3. If your contact information has changed, update it through the settlement website to make sure your payment reaches you.

Rudeen Management Company settlement payments are estimated at approximately 80% of the security deposit each tenant paid, though the final amount may change depending on the number of class members, attorneys’ fees, administrative costs, and a service award to the class representative. For tenancies with multiple tenants, that share is divided equally among them. Payments will be sent electronically or by mail within 60 days of final court approval, which is expected after the July 31, 2026 Fairness Hearing, assuming no appeals.

Background of the Lawsuit

Plaintiff Thomas Silver filed a lawsuit against Rudeen Management Company, Inc. in Spokane County Superior Court, alleging that the company failed to return security deposits and/or provide required deposit disposition statements to tenants within the deadlines set by Washington’s Residential Landlord-Tenant Act, RCW 59.18.280. The lawsuit covered tenants who moved out of Rudeen-managed properties in Washington between August 10, 2014, and May 19, 2023.

The court entered an order finding that Rudeen violated RCW 59.18.280 and was liable to pay each class member two times their respective security deposit. Rather than continue litigation and appeals over that ruling, the parties agreed to a $2,900,000 settlement fund to resolve the claims.

Rudeen Management Company does not admit any wrongdoing as part of the settlement and maintains that it complied with the law. The settlement was preliminarily approved by the Honorable Jacquelyn High-Edward of the Spokane County Superior Court, with a Fairness Hearing scheduled for July 31, 2026.
